Private Client Lending

Lanesborough Capital’s private client lending service supports high-net-worth individuals, family offices and international clients with complex funding requirements across the UK.

We work alongside an FCA-authorised mortgage adviser to help structure the most appropriate funding route, providing strategic capital guidance and introducing clients for regulated advice and execution where required.

Our role is to ensure that lending arrangements are fully aligned with wider financial and estate planning objectives, working closely with legal and tax advisers where required.

Portfolio Funding

Funding across single asset and multi-asset portfolios, with a focus on optimising terms, balancing risk and preserving strategic flexibility. Typical mandates include refinancing, re-gearing, acquisition funding and capital restructuring.

Our focus is on structuring funding that supports long-term portfolio strategy and real value creation.

Commercial & Investment Lending

Capital strategies for income-producing commercial and mixed-use assets, spanning offices, retail, industrial and alternative sectors. Each mandate is assessed through the lens of asset fundamentals and the client’s wider investment strategy.

From acquisition finance through to repositioning and development funding, capital is structured to balance cost, covenant strength and certainty of execution.

Bridging Finance

International & Cross-Border Lending

Lanesborough Capital provides strategic capital guidance and introductions for international funding requirements across multiple jurisdictions.

We support clients with a broad range of international requirements, from unregulated commercial, development and bridging finance to more complex private client lending structures. Our focus is on structuring capital, preparing funding materials and introducing clients to specialist lenders within our network.

Equity & Capital Structuring

Alongside debt advisory, support is provided on the structuring and sourcing of equity for real estate transactions, including joint ventures, preferred equity and co-investment arrangements.

Recent Track Record

Portfolio Lending – Prime Central London Residential Portfolio, c. £20m

Advised a high net worth European national resident in the UK on the refinancing of a Prime Central London residential investment portfolio comprising six assets in Knightsbridge. The properties were held across a combination of BVI and Jersey SPVs within a Guernsey trust structure, requiring coordination across legal, tax and trust advisers. A £13.6m interest-only refinancing was structured with a UK private bank, supported by lender-held cash deposits to manage rental coverage, alongside a £1.17m personal acquisition facility for an additional residential investment.

Commercial Lending – Central London Hotel, c. £30m value

Delivered lending for a single high net worth owner on the refinancing of a 150-room branded hotel in Central London, held within a UK SPV. The asset was transitioned between corporate lenders, requiring repositioning of the credit narrative and operating performance. A £12.25m facility was structured across blended loan tenors, delivering improved covenant structure and long-term funding certainty.

Residential Development Finance – Central London, c. £45m GDV

Structuring and execution of senior development finance for a prime residential-led scheme in Central London. A £17.5m senior development facility was structured against an existing value of £28m and a GDV of £45m, involving offshore SPV ownership and trust management, with close coordination across lenders, monitoring surveyors and professional advisers.

International Private Client Acquisition – Prime Central London, c. £10m

Arranged debt for a high net worth European national based in Hong Kong on the acquisition of a UK base in Belgravia. A £5m acquisition facility was structured through an international private bank, addressing cross-border income, residency and tax considerations, and requiring international credit approval across multiple jurisdictions.

Probate & Estate Lending – London Commercial Asset, c. £18m value

Advised on a probate-driven lending requirement where timing and sensitivity were critical. The estate’s largest asset was a £7m income-producing commercial building in Chelsea. A £1.25m loan was arranged with a UK clearing bank to fund inheritance tax liabilities and unlock the estate from probate.

International Private Client Acquisition - Swiss Alps Ski Chalet c. CHF 10.5m

Refinanced on behalf of a UK national on the acquisition of a prime ski chalet in the Swiss Alps for CHF 10,500,000. The transaction required a cross border funding structure, balancing property backed lending with wider private banking facilities.

A 100% funding solution was structured with a French private bank, comprising CHF 6,825,000 secured against the property at 65% loan to value, alongside a CHF 3,675,000 Lombard facility secured against an investment portfolio valued at CHF 5,000,000. The structure delivered full capital coverage while preserving liquidity.

International Private Client Acquisition and Development Debt - Mallorca Spain c. €5.5m value

Arranged a debt solution for a high net worth individual on the acquisition and subsequent development of a holiday home in Mallorca, acquired via a Spanish registered SPV for €2,250,000. An initial acquisition facility of €1,125,000 was structured with a Balearics based private bank.

Following completion, a further round of funding was arranged to support a comprehensive redevelopment of the property, with additional development finance of €1,450,000. This brought the total senior debt to €2,575,000 against a revalued capital value of €5,500,000. The funding was structured to provide flexibility through the development phase while maintaining long term banking relationships and favourable covenant terms.

He has arranged funding for Ultra High Net Worth individuals, family offices and corporate clients, working across a broad range of asset classes and transaction sizes.

Marc has extensive experience sourcing senior debt, bridging finance and development funding, including complex transactions involving offshore structures, trusts and cross-border ownership. As a CeMAP-qualified adviser, he brings strong technical knowledge and a pragmatic, execution-focused approach, enabling clients to secure appropriate, competitive funding aligned with their wider investment strategy.

Nicholas brings close to 20 years’ experience advising private and institutional clients across the real estate sector. He began his career at Savills and Knight Frank, where he led advisory teams focused on prime residential and mixed-use transactions in London and internationally.

Nicholas has advised on transactions ranging in capital value from £1m to £150m and works closely with Ultra High Net Worth individuals, family offices and institutional sponsors on complex acquisition, financing and asset strategy mandates. As a qualified wealth manager, he brings a broader financial perspective to capital advisory, enabling clients to align real estate decisions with wider investment, estate planning and long-term strategic objectives.

He has held senior roles at Savills and JLL, where he worked on a wide range of high-value investment and advisory mandates in London and key international markets.
